CASA AMADA

01 — Origins

Once an active sewing factory with four main buildings.

This site began a new chapter as Casa Amada.

The two front buildings were kept for their history, with their original doors. Today they hold the entrance hall and office, and the lounge and bar. The original entrance-hall tile was cracked, so it was replicated exactly.

The garage was once an open, roofless storage building, converted. A large side building that held the commercial sewing equipment stood where the pool bathroom is now. Everything from the pool's concrete edge to the back of the lot is new construction, and the whole house was gutted, rewired and re-plumbed.

Two years · Every day · Twice a day

Nothing was builtfrom a distance.

“I was here every day for two years. Twice a day.”

The owner, on the making of Casa Amada

Morning and afternoon. Checking the work. Making the decisions. Watching the house take shape, one detail at a time.

Every fit and finish was chosen with care and installed under Ryan's eye.

03 — Architecture & planning

Colonial and modern. Designed as one.

Designed by Henry Ponce Miranda.

Most buyers in Centro choose between colonial character and modern architecture. Casa Amada asked a different question: why not both, designed as one?

At the street, a fully restored colonial welcomes you with high ceilings, hand-poured pasta tile and original hardwood double doors preserved in place. Walk through, and the plan opens into private gardens and an ultra-modern residence: a dramatic two-story volume of board-formed concrete, steel and glass, finished with exceptional attention to detail. A mature álamo tree shades the rear courtyard.

Two buildings. One architect. One blueprint.

The factory had four buildings. The two kept at the front now read as one restored colonial house; the modern residence behind it is entirely new.

05 — Life at Casa Amada

A house you can live in unobserved.

From the sidewalk there is only wall. Inside, the city falls away: courtyards open one into the next, water holds the light, and the house sits in the middle of the lot so you can walk all the way around it.

In the owner's words
Swim at three in the morning. Host friends until morning, or keep the whole place to yourself. The house has hosted a private gathering of 150 people that continued until 9:00 a.m.
Pool & gardensOne gas-heated pool, 9.1 × 4.6 m (30 × 15 ft) and 3.5 m (11.5 ft) at its deepest, held between stone walls and mature tropical planting, with an outdoor shower under the canopy.
Indoor–outdoorTall wood-and-glass doors open the house to its courtyards; close the wood and the rooms become enclosed again. North–south orientation keeps air moving.
The rooftopA large entertaining terrace above the walls with a gas fireplace. The day ends here, with the heat off the stone and the city glowing low on the horizon.

High walls and a windowless street facade keep daily life within the house and gardens out of view. That privacy does not extend equally to the rooftop.

Ownership

How foreign ownership works in Centro.

Mérida Centro lies within Mexico's coastal restricted zone. Foreign buyers can acquire residential property here through a fideicomiso: a trust established with an authorized Mexican bank and a permit from the Ministry of Foreign Affairs. The bank holds legal title as trustee; you hold the beneficiary rights defined in the trust.

Those rights can include living in the home, receiving rental income, directing a sale and naming successor beneficiaries, subject to the trust terms and applicable law.

A trust can run for up to 50 years and can be renewed on request. Setup and annual bank fees vary. Your trustee bank and Mexican notario can confirm the terms and provide an itemized estimate covering bank fees, government charges, taxes and closing costs.

Residency

Temporary residency through property ownership.

You can apply at a Mexican Consulate for Temporary Residency if you own a residential property in Mexico (not abroad) and you can demonstrate that:

  • the property has a minimum market value of MXN $10,758,500 pesos (approximately $598,000 US dollars), and:
  • the property must be situated in Mexico;
  • the property value must be free of any liens (debts, charges, or mortgages);
  • the value to demonstrate is that noted on the title deed/sales contract, or from a recent official valuation;
  • the name(s) on the title deed/sales contract must match that of the applicant.
